This website is run by Home and Neighbor Holdings LLC, doing business as Home and Neighbor Home Buyers, a local home-buying business based in Kent County, Michigan. "We", "us" and "our" mean Home and Neighbor Holdings LLC, doing business as Home and Neighbor Home Buyers.

By using this site or our text program, you agree to these terms. If you do not agree, please do not use them.

You must be 18 years of age or older to use this site or our services, including submitting a form or signing up for our text messages. By using this site or our services, you confirm that you are at least 18.

This site explains how we buy houses and lets you ask us for an offer. Prices, timeframes and examples on it are general information, not an offer to buy any specific property.

Any actual offer is made after we have what we need to price the property, and it is only binding once both parties sign a purchase agreement. If a signed purchase agreement and these terms ever disagree, the purchase agreement controls.

Figures used in comparisons, such as commission rates, closing-cost ranges and timeframes, are typical ranges shown for illustration. Your sale may differ.

When we buy a house, we are the buyer. We do not act as your agent or represent you, and nothing on this site is legal, tax or financial advice. You are always welcome to talk with an attorney, agent or advisor before you sign anything.

Asking for an offer is free. There is no fee or obligation to request an offer, talk with us about your house, or turn our offer down.

Please give us accurate information, as far as you know it. We rely on what you tell us about a property when we price it, and a significant inaccuracy can change our offer. How we handle your information is explained in our Privacy Policy.

• Program. Text messages from Home and Neighbor Home Buyers, a DBA of Home and Neighbor Holdings LLC. You must be 18 or older to sign up.
• What we text about. Non-marketing texts about your request: replies to your inquiry, appointment scheduling, offer updates and follow-up. Marketing texts, only if you check the separate marketing box: for sellers, cash offers and updates about selling your home; for buyers, properties for sale that fit what you are looking for.
• How you opt in. By checking one or both of the separate, optional text message consent boxes on our forms: one for non-marketing texts, one for marketing texts. If you text us first at (616) 300-2586, or ask us to text you (for example, on a call), we will text you about that conversation; that alone does not sign you up for marketing texts.
• How often. Message frequency varies.
• Cost. Message and data rates may apply.
• How to stop. Reply STOP to cancel at any time. Words like UNSUBSCRIBE, CANCEL, END, QUIT, OPT OUT or REVOKE work too, or you can tell us any other way. We will send one text confirming you are unsubscribed, and no more texts after that unless you opt in again.
• Help. Reply HELP for help, or contact us at (616) 300-2586 or info@homeandneighborhomebuyers.com.
• Carriers. Carriers are not liable for delayed or undelivered messages.
• No purchase required. Consent to receive texts is not a condition of any purchase. You can ask for and get an offer from us, or join our buyers list, without agreeing to texts.
• Your number. You confirm that you are the account holder for the mobile number you give us, or that you have the account holder's permission to use it. If you change or give up that number, please reply STOP first or let us know.
• Privacy. How we handle your mobile number and other information is explained in our Privacy Policy.

Please use this site only for lawful purposes. Do not enter false or misleading information, submit information about a person or property you have no right to share, send forms in bulk or with automated tools, or try to break into, overload or interfere with the site.

The words, photos and design on this site belong to us or are used with permission. You are welcome to link to any page, but please do not copy the site or present its content as your own.

We work to keep this site accurate and available, but it is provided as is. We do not promise that it is complete, current, error-free or always available, and we may change or remove anything on it at any time.

To the fullest extent the law allows, we are not liable for indirect, incidental or consequential losses arising from your use of this site or our text messages. Nothing in these terms limits liability that cannot lawfully be limited.

These terms are governed by the laws of the State of Michigan. Any dispute about them will be handled in the state or federal courts located in Michigan.

We may update these terms from time to time. When we do, we will change the date at the top of this page. Using the site after an update means you accept the updated terms.
