Privacy policy

Home and Neighbor Holdings LLC, doing business as Home and Neighbor Home Buyers, is a local home-buying business based in Kent County, Michigan. We buy houses directly from owners across West Michigan, and we work with investors who buy here too.

This policy explains what information we collect through this website, by phone, by text and by email, and what we do with it. If you have a question about it, email info@homeandneighborhomebuyers.com or call (616) 300-2586.

• Contact details. Your name, phone number and email address.
• Text consent. If you check the text message box on one of our forms, we record that you did, the exact wording you agreed to, and when and on which page you agreed. If you ask us to text you, for example on a call, we note when you asked.
• About the property. The address and what you tell us about it: the type of property, its condition and any repairs it needs, whether it is listed, your timeline, your reason for selling, an asking price if you give one, and any notes you add.
• From investors. Your company name if you give one, and your buy box: the markets, property types, price range and condition you buy, your strategy and how you fund purchases.
• Conversations. When you call, text or email us, we keep the messages and our notes so we know where things stand.
• Public records. When we look at a property, we may check public records about it, such as tax, deed and sale history.
• Basic technical data. Like most websites, ours automatically receives technical details from your browser, such as your IP address, browser and device type, and the pages you ask for. Our hosting provider uses them to deliver the site and keep it secure.
• Analytics and ad measurement. We may use Google Analytics, Google Ads and the Meta Pixel. They only load on this site when we have turned them on. When they are on, they use cookies and similar technology to record things like the pages you visit, your device and browser, your approximate location, and whether a form was sent. When you send a form, they may also receive a scrambled (hashed) version of your name, email, phone number and property address, which they use on our behalf to measure our advertising. Google may use these cookies to show you our ads on other sites based on your visit here; you can turn off personalized ads at adssettings.google.com.
• In your browser. Both of our forms save your answers in your browser's session storage so a reload does not lose your place. That copy stays on your device and is cleared when you send the form or close the tab.
• How you found us. When you visit, our site keeps a small note in your browser for up to 30 days of how you reached us: the ad, search or link you came from (including any campaign tags and the click codes Google and Meta add to their links) and the page you first landed on. If you send a form, that note goes with it, so we know which of our marketing works.

• To get back to you about your property or your buy box.
• To look at the property, work out what we can pay, and make you an offer.
• To schedule a call, or a visit if one is needed, and keep you updated along the way.
• To complete a sale, if we agree on one.
• For investors, to send you properties that fit your buy box.
• With your consent, to send you text messages (see Text messages below).
• To see which pages are useful and improve the site, using the analytics data described above.
• To keep the records the law requires and to protect against fraud or misuse of the site.

We only text you if you check a text message box on one of our forms, text us first, or ask us to text you (for example, on a call). If you text us first or ask us to text you, we text you about that conversation, and that alone does not sign you up for marketing texts. Giving us your phone number without checking a box does not, on its own, sign you up for texts. We will use it to call you about the inquiry you started, including with an AI voice assistant.

Our forms have two separate, optional text message boxes. The first allows non-marketing texts from Home and Neighbor Home Buyers about your request: replies to your inquiry, appointment scheduling, offer updates and follow-up. The second allows marketing texts: for sellers, cash offers and updates about selling your home; for buyers, properties for sale that fit what you are looking for. You can check either box, both, or neither.

Message frequency varies. Message and data rates may apply. Reply STOP to any text to opt out, or HELP for help. Opting out of texts does not stop calls about an inquiry you started. If you would like those to stop too, just tell us.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.

We share information only in these ways:

• Service providers. Companies that run the tools we use, only so they can do that work for us: a CRM that stores inquiries and sends our texts and emails, email services that host our inbox and deliver website notifications, and website and database hosting.
• Address lookup. As you type an address into our seller form, what you have typed is sent from our server to Photon, a free public address-lookup service run by komoot on OpenStreetMap data, so it can suggest matching addresses. Photon does not receive your name, phone number or email.
• Analytics and advertising. When they are on, Google Analytics, Google Ads and the Meta Pixel receive the technical and browsing details described above through their own cookies, and use them under their own privacy policies. They act as service providers helping us run and measure our ads. When you send a form, they may also receive a scrambled (hashed) version of your name, email, phone number and property address, used on our behalf to measure our advertising. Your text message opt-in and consent are never shared with anyone.
• People involved in a sale you agree to. If we agree on a sale, we share what is needed to complete it with the people who help close it, such as a title company, a closing attorney, a lender, an inspector or contractor, or another party to the purchase.
• Details about a property. While we are buying a property, or after we have bought it, we may share details about the property itself, such as its address, condition and photos, with people who may want to buy it from us. We do not share your name, phone number or email with them.
• At your request. If you ask us to, we can pass your details to a real estate agent or another buyer who may be a better fit. We only do this with your OK.
• Legal reasons. If the law requires it, to respond to a valid legal request, or to protect our rights, property or safety, or someone else's.

We will not sell your information to third-party marketing companies.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties, excluding aggregators and providers of the text message services.

We keep inquiry records while we are working with you, and after that for as long as we reasonably need them for our business records, taxes and legal obligations. Records of a completed purchase are kept as long as the law requires.

If you opt out of texts or ask us not to contact you, we keep a record of that request so we can keep honoring it. When we no longer need information, we delete it or remove the details that identify you.

This site uses an encrypted (HTTPS) connection. What you enter in a form goes from your browser to our own server, and from there to our CRM and other service providers over encrypted connections. Access to inquiries is limited to our team and the service providers described above.

No website or system is perfectly secure, but we take reasonable steps to protect what you give us.

• Stop texts. Reply STOP to any text from us.
• See, correct or delete your information. Email info@homeandneighborhomebuyers.com or call (616) 300-2586. We may need to confirm it is you first. We will do what you ask unless the law requires us to keep something, such as records of a completed sale or a record that you opted out.
• Stop calls or email. Tell us and we will stop.
• Cookies. You can block or delete cookies in your browser settings. The site still works without them. You can also opt out of Google Analytics with Google's opt-out browser add-on, and change how Meta uses your activity for ads in your Meta ad settings.
• Do Not Track. Our site does not respond to browser Do Not Track signals.

This site is for adults. It is not directed at anyone under 18, and we do not knowingly collect information from children. If you believe a child has given us information, contact us and we will delete it.

We may update this policy from time to time. When we do, we will change the date at the top of this page.
